The time it may take before you’re ready to move in

From finding your perfect home until you move in takes, on average, 65 days[1]. There are many steps towards getting a mortgage and any of these can be quicker or longer than expected so it’s important to remember that this is only an average. You can help the process to move more quickly by knowing what to expect and being prepared for each step as it comes. This timeline explains each part of the process and how long it may take. Our guides in the links can give you more in depth information.

House hunt

Do your homework properly. Look at properties during the day and at night, and on weekdays and weekends.

It’s an emotional time, but try to remain rational when you’re making decisions.

Make an offer

Look at what other properties in the area have sold for, and how close to the asking price it was.

You may get a mortgage agreement (or decision) before you make an offer.

Make it official

Speak to the seller either via your solicitor (in Scotland) or typically the estate agent in England and Wales so you can turn your agreement with the mortgage provider into an actual mortgage.

This is an exciting time – keep on top of what needs completed and when.

The big move

Move when other people aren’t moving. Your removal firm may be less busy during the week and towards the start of the month.

Take pictures of your meter readings on your phone. Then they’re easy to find so that you can advise the utility companies of the details.

Be realistic about timescales

Although we give estimates in this article remember that how quickly you’re approved for a mortgage and the sale is completed depends on many factors, including your personal circumstances. Your mortgage is a long term commitment and the time it takes to get there probably won’t seem important once you have the keys to your own home. Make sure you’re prepared for each part of the process and we’ll do everything we can to help you along as quickly as possible.

Be patient

Some people might find their perfect home in the first week they look, for others it might take months. You might realise that you need to save more than you had first expected. The information on this site can give you an idea of how long the process may take for you. Be patient. You’re making a decision that will change your life, it’s important not to rush.
